What are the application and income requirements?
Our application process and screening process includes ID verification, credit check, criminal history, landlord verification, and rent-to-income ratio. Landlord verification confirms tenant lease status. Income must be at least 3x monthly rent. Verification is through Payscore using direct deposit records. Tax documentation may be required. Applications are reviewed for income (3x rent), credit, criminal history, and rental history.
Do you charge administrative fees? And is there a broker fee?
There is a $350 administrative fee. We do not collect a security deposit. There is no broker fee.

What lease terms are available?
9–13 months. Six-month leases have an additional $75 short-term fee.

What is the late fee policy?
A 10% late fee is applied on the 6th of the month. Rent and late fees must be paid by the 10th to avoid further action.
What payment methods are accepted?
We accept online payment methods, and payments can be made using our resident's portal. If payment is made using a credit or debit card, there is a 2% convenience fee.

For parking, we offer off-street parking for 2 vehicles per household. We have limited parking around each building. No oversized commercial vehicles allowed.
